The Location

Big Jim’s is located on the lower estuary section of the Hawkesbury River, west of the Hawkesbury River Road and rail bridges at Mooney Mooney, and opposite Gentleman's Halt.  The area is very isolated with few residents. The few dwellings near Big Jims Point are accessible only from the water. Any buildings in this locality are generally concealed in small clearings.   The area is heavily vegetated and surrounded by areas of ‘mapped’ coastal wetlands. The plateau and ridge above Big Jim's is part of the Popran National Park.  Situated 1.1 kilometres northeast of Big Jims Reach and 4.5 kilometres upstream of Bar Point, the area is water-access only.

 

The site is regular in shape with a steep slope from east to west. Coastal Wetlands are present within the western boundary, classified as "Proximity Area to Coastal Wetlands." It's currently vacant and vegetated, featuring a shed and two tents. The land is zoned for W2 Recreational Waterways and C2 Environmental Conservation.

Development Considerations

Central Coast Council planning maps indicate that the site is subject to Acid Sulfate Soils, is bushfire and flood prone, and has significant biodiversity and scenic values. The proposed house, covering less than 0.5% of the site, and the jetty locations were carefully chosen in consultation with experts to minimize environmental impact.

Design and Environment

The proposed house design, at only 31m², is in keeping with the character of the area. The location is further from the wetlands than nearby houses. Our neighbours have similar domestic water recreation structures, ensuring we fit into the established landscape.
